THE PURCHASE PROCESS

Our process ensures that all aspects of your move are completely covered. To give you a more detailed view of exactly what we do, this is how the purchase process works from start to finish.


  • Initial meeting to discuss and agree the scope of work and key requirements.
  • We complete a questionnaire with you, which includes as much detailed information as possible to enable us to build up a profile of your specific preferences.
  • We initiate work on any related services e.g. schools, removals, and liaise with these throughout the process.
  • Using our local knowledge, in consultation with you, we decide upon the most appropriate locations that fit your requirements.
  • A search for suitable properties is then initiated from our vast database of agents and private landlords. Using our contacts we are often able to find properties that are not yet being marketed. We examine the details of all properties identified in this search and reject the unsuitable ones.
  • To ensure the best use of your time, all properties identified as suitable for pre-viewing are plotted onto an online map which is shared with you. If you wish you then have the opportunity to review the property details and locations and feed back your views to us via the online map This enables us to refine the search at an early stage.
  • We then visit and inspect the shortlisted properties that look good on paper, and discard any that we find to be unsuitable.
  • The shared online map is updated with our comments for each property - the concerns as well as the positive points - offering you a further opportunity to feed back prior to our day out with you.
    An itinerary of shortlisted properties is then prepared for you to view at an agreed time. We accompany you on all viewings.
  • Having selected your chosen property, we negotiate the price and terms on your behalf. We can frequently obtain agreement to the upgrading of property or a favourable adjustment to the price
  • We can provide introductions to recommended solicitors, surveyors and other professionals or trades as required using our knowledge and experience of these services. We act solely on your behalf, maintaining contact with all parties from offer through to completion. We do not accept any commissions - any that are offered to us are passed directly onto our clients.
  • We arrange for the connection of utilities.
  • We can provide assistance with setting up the letting process if you are buying a property as an investment.
