- Initial meeting to discuss and agree the scope of work and key requirements.
- We complete a questionnaire with you, which includes as much detailed information as possible to enable us to build up a profile of your specific preferences.
- We initiate work on any related services e.g. schools, removals, and liaise with these throughout the process.
- Using our local knowledge, in consultation you, we decide upon the most appropriate locations that fit your requirements.
- A search for suitable properties is then initiated from our vast database of agents and private landlords. Using our contacts we are often able to find properties that are not yet being marketed. We examine the details of all properties identified in this search and reject the unsuitable ones.
- To ensure the best use of your time, all properties identified as suitable for pre-viewing are plotted onto an online map which is shared with you. If you wish you then have the opportunity to review the property details and locations and feed back your views to us via the online map. This enables us to refine the search at an early stage.
- We then visit and inspect the shortlisted properties that look good on paper, and discard any that we find to be unsuitable.
- The shared online map is updated with our comments for each property - the concerns as well as the positive points - offering you a further opportunity to feed back prior to our day out with you.
- An itinerary of shortlisted properties is then prepared for you to view at an agreed time. We accompany you on all viewings.
- Having selected your chosen property, we negotiate the price and terms on your behalf. We can frequently obtain agreement to the upgrading of property or a favourable adjustment to the price.
- We provide our own tenancy agreement, saving you agency fees, or when required check through a landlord's agreement to protect your interests before you sign anything. We organise the check-in, arranging for an inventory clerk from our selected supplier list to represent you - saving your own time.
- We arrange for the connection of utilities.
- We provide telephone support throughout the duration of the stay including resolving any landlord obligation, or managing agent issues as required, and advising on your legal standpoint where necessary.
- We ensure you have the possibility to extend the tenancy if required by building this into the initial contract. We will support you through any tenancy extension by managing the administration for you and ensuring your interests are protected in the renewal documents.
- At the end of the tenancy, we deal with the departure including arranging cleaning, inventory check-out, negotiation of dilapidations and utility disconnection. We use contractors from our list of preferred suppliers and ensure the same inventory clerk is used at the end of the tenancy as at the start to ensure consistency and add to our negotiating power when discussing dilapidations.
